1. The Agreement
Regional Retreats acts solely as a booking Agent on behalf of the Visitor. The agreement for a short-term holiday let is between the Visitor and the Owner of the property. This agreement is finalised upon completion of the booking form, processing of the deposit, and issuance of a holiday confirmation letter by Regional Retreats.
2. The Property and Occupancy
While we endeavour to ensure accuracy in the details and images on our website at the time of booking, we cannot be held liable for any discrepancies. The property's occupancy must not exceed the agreed number of people at booking. Regional Retreats reserves the right to deny entry to the entire party if this condition is breached. Any additional guests discovered after entry may result in one of the following actions:
3. Arrivals and Departures
Rentals typically begin at 15:00 on the day of arrival and end at 12:00 on the departure day, unless otherwise arranged. Failure to vacate the property by the designated time may result in additional charges.
Prior to arrival, guests will receive instructions regarding key collection and their designated contact person during their stay.
4. Right of Entry
Regional Retreats or the Owner may access the property for inspection, repairs, or maintenance at reasonable times.
5. Chargeable Services
Various services such as cleaning, linen changes, and concierge services are available upon request.
Should you seek these services, please speak with our team who can arrange and provide costs against your requirements.
6. Facilities
Facilities vary by property and are listed on each property page. Basic amenities such as electricity, Wi-Fi, linen, and towels are provided, with weekly servicing for longer stays.
Please note that while Regional Retreats endeavours to ensure compliance with local laws, it does not guarantee the properties to be in full accordance with such regulations.
We are not responsible for the content, security, or data policies of linked websites accessed via the Regional Retreats website.
7. Liability and Insurance
Regional Retreats, its Employees, and Agents do not accept liability for breach of agreement, negligence, or personal injury. Visitors are advised to ensure adequate insurance coverage.
We will not be liable or provide compensation for disruptions beyond our control, including natural disasters and industrial disputes.

A security deposit is secured against all bookings and varies by property. Additional charges may apply for:
9. Payment
A deposit equivalent to 50% of the total rental cost is due at the time of booking. The remaining balance is due 45 days before arrival. A pre-authorisation of 50% is held 1 day before arrival and voided 2 days after departure for a security deposit.
Failure to pay the balance by the due date constitutes cancellation, with forfeiture of any deposit paid unless otherwise agreed.
For bookings made less than 45 days before the rental period, full payment is required at the time of booking.

10. Cancellation Policy
All cancellations must be submitted in written form.
In the event of a cancellation, we will exert every effort to re-let the property you have reserved. If successful, full reimbursement of any funds paid will be issued, provided we can re-rent the same property for the same or a higher rate, deducting an administrative fee of £25.00.
However, if we fail to re-let the property, all paid prepayments are non-refundable. Therefore, we strongly recommend obtaining cancellation insurance.
If we are compelled to cancel your booking due to circumstances beyond our control, we will strive to first offer you alternative comparable accommodation at no additional expense. If a suitable replacement property cannot be provided, we will reimburse any sums already paid for the accommodation. Regional Retreats or the Owner will bear no further obligation or liability for any losses or expenses resulting from these changes.
Regional Retreats will not be liable for refunds under any other circumstances.
Numerous unforeseeable factors could disrupt holiday plans, including airline strikes or cancellations, delays, protests, family emergencies, illness, weather catastrophes, and more. Hence, we strongly advise guests to procure travel insurance to cover such eventualities. Once a booking is confirmed, guests acknowledge their responsibility to obtain travel insurance, should any uncontrollable circumstances disrupt their holiday.
We reserve the right to cancel any booking if you or any member of your party causes damage to the property, its furnishings or contents, or creates a significant disturbance to neighbouring residents.
Cancellation insurance is strongly recommended.
11. Complaints
Any complaints should be reported to Regional Retreats immediately for resolution.
